
Home Preparation
1. General Cleaning
Floors: Vacuum carpets, sweep, and mop hardwood, tile, and other flooring. Pay special attention to corners and edges.
Windows: Clean both interior and exterior windows (if possible) to let in as much natural light as possible.
Surfaces: Wipe down countertops, shelves, and tables. Clean mirrors and glass surfaces.
Kitchen Appliances: Clean all kitchen appliances (oven, fridge, microwave, dishwasher). Make sure they’re free of fingerprints or smudges.
Bathrooms: Clean sinks, tubs, showers, and toilets. Ensure mirrors are streak-free.
2. Decluttering
Countertops: Clear countertops of small appliances, toiletries, and clutter. A few decorative items like a bowl of fruit or fresh flowers can add warmth.
Trash and Recycling: Take out trash and recycling before the photographer arrives. Outdoor garbage bins should be stored inside the garage.
Store Miscellaneous Items: Keep any non-essential items, like cleaning supplies, tools, or sports equipment, neatly stored in the garage, closets, or cabinets to avoid clutter in living spaces.
3. Garage and Closets
Closets, Sheds, and Garage: The photographer will not photograph any closets, sheds, or garage unless specifically requested. Please use these areas as temporary storage for any items you don't want included in the photos.
4. Lighting
Natural Light: Open blinds and curtains to let in as much natural light as possible. Bright, airy rooms are more appealing.
Artificial Light: Turn on all lights (including lamps, overhead lights, fan lights, and accent lights).
5. Staging & Styling
Living Rooms: Arrange pillows and throws neatly. Add some greenery or fresh flowers for a pop of color.
Dining Rooms: Set the table minimally with a centerpiece (flowers, candles, etc.) to add warmth.
Bedrooms: Make beds neatly with fresh linens. Consider adding decorative pillows and throws.
Bathrooms: Place fresh towels, a new soap bar, and a small vase with flowers. Ensure shower curtains are neatly arranged and free of wrinkles.
Curb Appeal: Tidy up the exterior of the home (mow the lawn, trim bushes, remove leaves, and ensure the front door is clean and inviting). Add a welcome mat and some simple potted plants if needed.
6. Outside Preparation
Porches & Patios: Clear any clutter from porches, patios, and decks. Add a couple of simple outdoor chairs or decor pieces if appropriate.
Garage: Tidy up the garage, especially if it’s visible in the photos. Avoid showing a cluttered space.
Driveway: Sweep the driveway and remove any vehicles.
7. Miscellaneous
Pet Preparation: If possible, have pets out of sight or removed from the home during the photoshoot. Remove pet beds, bowls, or any signs of pets.
Temperature: Ensure the home is comfortable temperature-wise. Turn on the air conditioning or heat as needed to avoid an uncomfortable atmosphere.
8. Final Touches
Check Each Room: Do a quick walkthrough of the home before the photographer arrives to ensure everything is in place.
Small Touches: Light a candle or place fresh flowers in the entryway or kitchen. Small touches can make a big difference.
